When your house was first built, it was
suited with a foundation drain, also known as a footing drain
and a coat of black tar to waterproof the foundation walls.
A foundation drain is a perforated pipe or a PVC pipe with
slots on it and a bed of crushed stones on top and all around
it. This type of drainage system usually does not work because
it is simply not professionally designed and installed and
the building inspections rigorous enough on this matter to
prevent future problems. Some of the common problems with
poorly installed foundation drains are the following: drain
does not lead out anywhere, pipe is crushed upon backfilling
of dirt, drain is clogged with dirt over time, not enough
crushed stones to filter water and mud, pipe does not exist.
Another common problem is related to the waterproofing coat
of tar that is applied to the foundation walls. Even when
well applied, this coat will last for an average of 10 years
only. Over time, this coat of tar will start to loose its
efficiency and eventually allow water to seep through the
foundation walls contributing to your water problem.
